How much will it cost me to engage a tenant representative?  

Our company is paid by the landlord/building owner.  Your company will only be saving money by engaging Peachtree Commercial Real Estate, as our obligation is to secure the best possible terms for you whereas the listing agent has the landlord’s best interest in mind.  Think of us as your own in house real estate department that will provide market research, best practices, and expert leasing advice.

How do I calculate my monthly rent?

Many rental rates are quoted in an annual dollar amount.  Formula: Annual Rent = Square Feet x Quoted Rent SF / 12 months

For example, a 5,000 SF space at $20/SF would be calculated: 5,000 x $20 / 12 = $8,333.33 per month

How long of a term do I need to commit?

Most landlords require a minimum 3-year commitment to help amortize the costs of minor tenant improvements (paint and carpet).  If your build-out requires a larger landlord investment than they’re going to require a longer term. If a shorter commitment is more desirable then a sublease could be an option to consider.

When should I start my search?

Typically, tenants are not always aware of the amount of time that it takes to relocate or properly renew a facility. One can easily forget about smaller details like the notification of the upcoming renewal. By the time they realize, tenants are often pressed for time and this can decrease their leverage with landlords significantly as well.Regardless of whether you expand the current lease or choose to relocate, it’s always important to prepare in advance so that you have adequate time and a strong position towards Landlords.  We recommend starting your search at least 6 to 8 months in advance; before your lease expires.

Do I need to hire a real estate attorney?

While we’ve been negotiating commercial real estate leases for more than 15 years we always recommend consulting an attorney to review and comment on the lease agreement as well.
